A Number Worth Sitting With

In FY2023, Indian households held approximately 53% of their financial savings in bank deposits and currency, according to RBI data on household financial assets. Equities and mutual funds, combined, accounted for just over 10%. A country with one of the world's fastest-growing economies, a median age of 28, and a 30-year investment horizon ahead of most of its savers is putting the majority of its money into instruments that, after accounting for inflation and tax, frequently return nothing at all.

This is not ignorance. It is something more interesting, and in some ways more difficult to address: it is a rational response to irrational framing. Indian investors have been taught, across generations, that safety and stability are synonyms. They are not.

The Architecture of the Problem

To understand why Indian household wealth accumulates where it does, you have to start with the structural conditions that shaped the preference, not just the psychology that sustains it.

India spent four decades under a financial architecture defined by state ownership, capital controls, and administered interest rates. Fixed deposit rates were set centrally. Gold was restricted, then partially liberalised, and became culturally embedded as the primary hedge against everything: inflation, bad harvests, family emergencies, geopolitical shocks. Real estate operated in an environment of black money, regulatory opacity, and near-zero supply discipline in urban centres, producing nominal returns that looked spectacular precisely because so much of each transaction sat off the books.

These were not irrational instruments for that environment. They made considerable sense. The problem is that the environment has changed dramatically, and the preferences have not.

The liberalisation of interest rates, the formalisation of real estate through RERA, the demonetisation shock to property markets, the long-run moderation in gold's rupee returns when adjusted for currency, and the maturation of India's equity and mutual fund ecosystem have collectively shifted the calculus. The mental models have not updated at the same pace.

The data above understates physical asset exposure significantly. RBI financial savings data does not fully capture the value of gold jewellery held in households, which the World Gold Council estimated at approximately 25,000 tonnes as of 2023, worth roughly $1.5 trillion at prevailing prices. Add assessed residential real estate equity and the true allocation to "safe" physical assets dwarfs equities by an order of magnitude.

Fixed Deposits: The Comfortable Lie

The fixed deposit is India's most trusted financial product. It is also, in most rate environments, its most quietly destructive one.

The mechanism of the damage is not dramatic. It does not announce itself. It operates through the slow arithmetic of pre-tax nominal returns running below the actual erosion in purchasing power, compounded over years and decades.

Consider the numbers from the last ten years. SBI's 1-year FD rate ranged between 5.0% and 7.1% across 2014 to 2024. India's CPI inflation averaged approximately 5.3% over the same period (MOSPI data). For an investor in the 30% tax bracket, a 6.5% FD return produces a post-tax yield of roughly 4.55%. Against 5.3% inflation, the real post-tax return is approximately minus 0.75% per annum.

This investor has not preserved wealth. They have lost it at a metered, dignified pace.

The situation has improved marginally in the current high-rate environment, with some banks offering 7.5–8% on specific tenors. But the structural reality is that FD rates in India have reliably tracked the repo rate cycle, and the repo rate has, over the long term, been calibrated primarily to inflation management rather than investor enrichment. When the RBI cuts rates through 2025 and beyond, which current forward guidance suggests is likely, FD returns will compress again. The shaded zone in Chart 5 will expand.

There is also the issue of tax treatment. FD interest is taxed as ordinary income, at the slab rate. Long-term capital gains on equity mutual funds attract a 12.5% rate above ₹1.25 lakh per annum. The post-tax gap between the two is significantly wider than the pre-tax gap, and this is rarely foregrounded in how either product is sold.

Gold: The Heirloom That Does Not Compound

Gold deserves particular attention because its cultural role in India is unlike anywhere else in the world. India is the world's second-largest consumer of gold, absorbing roughly 700–800 tonnes annually in recent years (World Gold Council). Roughly 70% of Indian household gold is held in jewellery form. This is not an investment. It is a social institution.

The problem is not gold's nominal performance in rupee terms. Rupee gold prices have returned approximately 11–12% per annum over the last 20 years, largely because the rupee has depreciated significantly against the dollar and gold is globally priced in dollars. Strip out rupee depreciation, look at gold's real local-currency returns historically, and the picture is considerably less flattering.

The structural problems with household gold as a wealth instrument are threefold.

First, the form. Jewellery gold carries making charges of 10–25%, hallmarking and wastage costs, and an implicit insurance and storage burden. When you sell jewellery, you sell it at a meaningful discount to spot. This alone erodes a substantial portion of any nominal appreciation.

Second, the compounding problem. Gold produces no income. A ₹10 lakh investment in gold in 2004 has grown to approximately ₹80–90 lakhs today in nominal terms. The same amount invested in a Nifty 500 index fund, with dividends reinvested, would be approximately ₹1.5–1.8 crores. The divergence is entirely explained by the absence of earnings compounding in gold versus its presence in equities.

Third, the liquidity illusion. Household gold is described as liquid by those who hold it, and it is true that physical gold can be pledged or sold. But the transaction costs, the social visibility of liquidating family jewellery, and the deep emotional resistance to doing so in most Indian families makes it functionally illiquid until a genuine crisis forces the decision. It is not a financial asset with a sell button. It is a last resort.

Real Estate: Illiquid, Opaque, Levered

Real estate carries the most seductive narrative of the three. Nearly every Indian family can produce an anecdote: land in Pune bought for ₹5 lakhs in 1992 that is now worth ₹3 crores, a flat in Bandra that doubled in eight years. These stories are real. They are also deeply unrepresentative.

The NHB Residex, India's most comprehensive residential property price index, shows that average residential price appreciation across tracked Indian cities ran at approximately 5–8% per annum in nominal terms between 2010 and 2023, depending on the city and tier. After adjusting for CPI inflation, average real appreciation was closer to 1–3%. After accounting for property maintenance, property tax, vacancy periods if rented, brokerage at entry and exit, stamp duty (typically 5–7% of transaction value), and registration charges, the effective real return on the median Indian residential property investment is significantly lower than headline price appreciation suggests.

There is also the leverage effect, which cuts both ways and is routinely misunderstood. An investor who buys a ₹1 crore flat with a ₹20 lakh down payment and sees the property appreciate to ₹1.4 crores has earned a 200% nominal return on equity, not 40%. This is not a property return. It is a levered return, carrying all the associated risk that leverage implies. The same 20% price decline wipes out the equity position entirely. India's real estate markets have not experienced a sustained broad correction of that magnitude yet. That is a statement about the past, not a guarantee about the future.

What makes real estate particularly insidious as a wealth accumulation vehicle is its illiquidity combined with its high transaction friction. Unlike an equity mutual fund, which can be redeemed in T+3 business days, a residential property typically takes 3–12 months to transact, involves multiple parties, and incurs 8–12% in round-trip costs. This illiquidity is not a minor inconvenience. It is a fundamental constraint on the household's ability to rebalance, respond to emergencies, or redirect capital toward better opportunities as they arise.

The rental yield argument, frequently deployed to defend real estate as an income-generating asset, also deserves scrutiny. Gross rental yields in India's major cities have ranged between 2.0% and 3.5% for residential properties in recent years (Knight Frank, Anarock data). Net of maintenance, vacancy, and management costs, actual yields sit closer to 1.5–2.5%. Against a 30-year government bond currently yielding approximately 7%, the income case for residential real estate is difficult to make.

The Behavioural Architecture of Safety-Seeking

None of this is to suggest that Indian investors are simply making errors of calculation. They are, in most cases, responding quite predictably to a set of deep psychological forces that the behavioural finance literature has documented at length.

Loss aversion operates asymmetrically: the pain of losing ₹1 lakh is psychologically approximately twice as powerful as the pleasure of gaining ₹1 lakh (Kahneman and Tversky, 1979). An FD that "never goes down" feels safe even when it is silently losing real value, because the loss is invisible. An equity mutual fund that shows a 20% drawdown on a statement feels dangerous even when the long-term trajectory is strongly positive. The statement-based framing of equity performance is therefore a material behavioural problem.

Familiarity bias compounds this. FDs, gold, and property are assets that Indian households have held for generations. They are tangible, comprehensible, and socially validated. Equities and mutual funds are recent arrivals in most household mental models, carry abstract terminology, and operate through intermediaries that many first-generation investors distrust.

Nominal money illusion is particularly powerful in the FD context. A senior citizen who received ₹60,000 in annual FD interest in 2010 and receives ₹72,000 today perceives this as an income increase of 20%. In real terms, accounting for a CPI increase of approximately 70% over that period, the purchasing power of that income has fallen sharply. But the nominal number is what registers on the bank statement and in the mind.

Regret aversion operates differently across asset classes. If you hold an FD and inflation is high, you feel no regret because the FD "did its job." If you hold equities and markets fall 30%, you feel profound regret because the decision to invest in equities was active and visible. The asymmetric assignment of blame for underperformance is a key reason why investors maintain their "safe" allocations even when the arithmetic is clearly working against them.

What the Aggregate Numbers Show

India's mutual fund industry has grown impressively, with total AUM crossing ₹54 lakh crore as of March 2024 (AMFI data). SIP inflows have reached approximately ₹19,000–20,000 crore per month, a remarkable achievement. Equity-oriented schemes account for roughly 55% of total AUM.

And yet: India's mutual fund penetration as a percentage of GDP remains below 20%, versus over 130% in the United States and approximately 80% in Brazil. The 10% share of equities and mutual funds in household financial savings has not moved significantly in a decade, even as AUM has grown, because total household financial savings have grown at a comparable pace. The relative allocation has barely shifted.

The SIP stoppage data is particularly instructive. In FY2021, during the initial COVID-19 shock, SIP discontinuation rates spiked significantly as investors pulled back precisely when they should have been adding. This pattern repeated in lesser form during the correction of late 2018. It reflects a structural problem: many new SIP investors enter during bull markets, build up positions at elevated valuations, experience their first sharp correction, and exit. The wealth destruction from this timing behaviour is not captured in fund performance data, which shows time-weighted returns assuming the investor stayed invested. The actual investor experience is typically worse.

Implications for Long-Term Household Wealth

The cumulative cost of this misallocation is not a rounding error. It operates at civilisational scale.

A household that invests ₹10,000 per month from age 30 to 60 in a bank FD yielding 6.5% pre-tax accumulates approximately ₹1.0–1.2 crore in nominal terms over 30 years, depending on rate assumptions. The same monthly investment in an equity mutual fund delivering 12% per annum (approximately Nifty 500 long-run CAGR, net of expense ratios) accumulates approximately ₹3.2–3.5 crores over the same period. The difference of ₹2+ crores per household, multiplied across the 50–60 million households that are actively saving but primarily in "safe" instruments, represents a staggering aggregate destruction of generational wealth.

This is not an argument that equity mutual funds are risk-free or that FDs have no role in a portfolio. They clearly do, particularly for short-duration needs, capital preservation against known upcoming liabilities, and for retirees with limited recovery horizon. The argument is about proportion, time horizon, and honest accounting of what "safe" actually means across a 30-year window.

The Forward-Looking Picture

Three structural forces suggest the illusion of safety in traditional instruments will become harder to sustain over the coming decade.

First, interest rates are likely to moderate. The RBI's current rate cycle appears to be in a plateau-to-cutting phase. As FD rates compress toward 6% and below, the arithmetic of real post-tax returns becomes even more unfavourable, and the comparison with equity returns becomes harder to ignore.

Second, financial literacy and penetration are improving, albeit slowly. SEBI's investor awareness initiatives, AMFI's SIP campaigns, and the proliferation of digital investment platforms have collectively expanded the base of equity-aware savers. The KYC-registered mutual fund investor base crossed 42 million unique investors in FY2024. This number will grow.

Third, and perhaps most importantly, India's demographic dividend has a finite window. The country's working-age population will peak around 2040–2045, after which the dependency ratio will begin rising. Households that are currently 30–40 years old have a 20–25 year productive investment horizon remaining. The choices made now, between instruments that compound real wealth and those that quietly erode it, will determine whether India's coming demographic window translates into household prosperity or merely aggregate GDP statistics.

The shift from traditional "safe" instruments toward growth-oriented assets is not a matter of becoming more aggressive or more tolerant of risk. It is a matter of understanding that in a country with 5–6% structural inflation, keeping the majority of one's savings in instruments that return 5–6% pre-tax is not safety. It is a slow, comfortable, entirely avoidable form of wealth destruction.

Conclusion: Redefining Safety

The word "safe" in financial planning should refer to the ability of a portfolio to meet the investor's real obligations over the relevant time horizon. An FD that returns 6% in a 5% inflation environment is not safe. It is merely sedating. It keeps the investor comfortable while quietly diminishing the real purchasing power of their savings over decades.

Real safety, properly understood, is a 20-year SIP into a diversified equity fund that weathers multiple market cycles, delivers compounding returns significantly above inflation, and is held with sufficient discipline to survive the corrections that will inevitably punctuate the journey.

The instruments that feel safe are often not. The instruments that feel risky, over long enough time horizons and with adequate diversification, frequently are the safer choice. Closing that gap, between felt safety and actual safety, is the core intellectual and practical challenge of financial planning for India's next generation of wealth builders.
